Buying A Home in Orange, Chatham, and Durham County
The Critical Steps - Whether this is your 1st time or your 100th, every real estate purchase is a big purchase that should never be taken lightly. I have personally been involved with over 300 real estate transactions since 1995; I want each of my clients to benefit from my 15+ years of experience. Below are some of the hurdles that together we will jump.
Financing
Know and understand your buying ability and options before you spend a lot of time shopping. Don't rely on the popular on-line affordability calculators, they are only guides. Meet with a local banker and/or broker, get your credit score and find out which mortgage programs work best for your situation. I can help you find qualified and competent loan officers so that you get started on the right foot.
Locating the right home for you
Property searches on-line are wonderful tools, they give you a good idea of what is available in the market that you are interested in. What you cannot see on-line is the quality of a home's craftsmanship or the sales history of the neighborhood. Are there bicycle and walking trails close-by? I have lived in Chapel Hill my entire life and have over 15 years of experience assisting homebuyers; I can help with the details that really matter.
Inspect your investment
Understanding the strengths and weaknesses of the property that you want to purchase beforehand can save you thousands of dollars in repairs and therapy. Carefully select your Inspectors, experience levels vary . Don't forget to test for Radon and inspect for Termites. I only recommend local Inspectors who are familiar with local building codes, customs and trends.
Paperwork
The number of forms involved in purchasing real estate in NC is ever-growing. Agency Agreements, Disclosures, Addendums, Purchase Agreements, I am familiar with all of them. I can help you wade through the piles of paperwork.
Insurance
Protect your investment with Hazard Insurance, Title Insurance, Flood Insurance and Home Warranties. I can help you find the most affordable insurance policies with the best coverage.
The Closing Attorney
Hiring a seasoned well-organized real estate law office is crucial to a successful and surprise-free buying process. At the closing you will review any loan documents, land surveys, insurance policies and closing statements. Generally the new homeowner takes possession on the day of closing! I recommend to my clients only local and experienced law firms.
